A charter school organization has purchased a vacant six-acre campus in Oceanside for $11.8 million, a brokerage announced.

The 99,968-square-foot site, at 1305-1320 Union Plaza Court, consists of four low-rise office buildings in a cul-de-sac. The Classical Academies, a group of California Public Charter Schools based in Escondido, bought the property via an LLC, Partnering with Parents, according to Cushman & Wakefield.

Peter Curry, Jason Kimmel and Tim Winslow represented the seller, Sunrise Capital, LLC. Jon Walters and Jim Benson of Kidder Mathews represented the buyer.

The site, according to online records, once was home to San Diego County offices for social services, including the Health and Human Services Agency and Child Welfare.

Peter Curry, Cushman & Wakefield’s managing director, called it “a rare opportunity” to acquire such a property, located about a mile from the beach, that also offers “easy accessibility for parents, students and staff.”

“And the land size, layout and functionality of this former longstanding office property seems very well suited to support the needs of a school campus use and create a great learning environment,” Curry said.    

The property, surrounded by residences, includes a proposed 295-unit upscale multifamily project. There is also retail, restaurant and shopping nearby, as well as mass transit options.
