San Diego developer Sudberry Properties said Wednesday it has begun construction on Luma at El Corazon, a mixed-use apartment community with 268 luxury apartments.

Luma will be the first apartment community within El Corazon, a 465-acre development on a former crystal silica mine in the heart of Oceanside.  

The city has set aside approximately 400 acres of El Corazon for parks, open space and civic uses. Sudberry Properties was selected in 2011 to be the master developer of commercial and residential land within the property.

Luma is adjacent to  Frontwave Arena, which will be home to the San Diego Sockers and host concerts and other events. Developed by Sudberry and the Sockers, the arena is under construction and scheduled to open in late 2023.

Colton Sudberry, president of Sudberry Properties, said Luma will be comprised of 23 three-story buildings with a mix of 113 one-bedroom, 120 two-bedroom and 35 three-bedroom apartments built around a recreation center and pool. 

In keeping with the architectural theme of El Corazon, the design of Luma has been influenced by Irving Gill, a major figure in the early 20th-century modernist movement, with clean angular lines, ground-level arches and breezeways. Oceanside’s City Hall and fire station are notable examples of Gill’s historic architecture.

The apartments at Luma will range from 691 to 1,440 square feet and feature stainless steel appliances, quartz countertops, wood-style flooring and in-unit washers and dryers. There are 11 floorplan configurations, all featuring an outdoor deck, balcony or patio.  

The leasing center and the first apartments are anticipated to open in fall 2023.
